Integrated housing schemes to come up in Rustaq, Al Mudhaibi and Nizwa

MUSCAT: The Ministry of Housing and Urban Planning intends to roll out 3 sites for investing in integrated residential quarters in October 2024 as well as studying the establishment of four residential schemes in 4 wilayats.


The projects are part of the National Initiative for Quarters and Residential Schemes which aims to provide suitable housing for citizens.


Engineer Wasama bin Nasser al Harbi, Director of the Integrated Residential Quarters Department at the Ministry of Housing and Urban Planning, said that the ministry will offer new sites in the wilayats of Al Suwaiq, Samayil and Sur in October.


The ministry also intends to study integrated housing schemes in the wilayats of Ibri, Al Buraimi, Nizwa and Izki. The projects aims to fulfil citizens’ aspirations to own houses and are in line with the ministry’s efforts to implement housing projects.

He noted that the Ministry also intends to open a sales centre within the Al Shurooq quarter project in Dhofar Governorate next month with sales in the neighbourhood reached 58 per cent while sales in the Al Luban quarter project in the Halban area in the Wilayat of Nakhal reached 10 per cent which represents the largest project of the National Initiative for Integrated Quarters and Residential Schemes with 1,442 housing units.


The implementation rate at Hisn Al Zain project in the Wilayat of Bidbid has reached 77 per cent whereas the first phase of the Al Naseem neighbourhood project in the Wilayat of Barka has exceeded 60 per cent complete.


The implementation rate at the Majd neighbourhood project in the Wilayat of Sohar has reached 11 per cent. Design work has begun on the integrated residential plan projects in the wilayats of Al Rustaq, Al Mudhaibi and Nizwa.


The National Initiative for Integrated Neighbourhood and Residential Schemes provides integrated services and facilities that keep pace with the latest trends in development and sustainability standards.

It provides many advantages such as reducing the time to access facilities and services, adopting healthy lifestyles and recreational facilities that enhance communication, and strengthen social ties and this reflects in the prosperity and development of societies.


The integrated quarters and residential schemes projects is one of many housing options launched by the Ministry with the aim of achieving family stability and diversity in the options offered, shortening waiting times and accelerating the ownership process, Al Harbi said.


The initiative also offers various housing options such as residential lands, detached and semi-detached villas, townhouses, apartments, and various recreational options and facilities.

The Palm Hills project in Musandam Governorate has a qualitative value as it includes the premises of the University of Technology and Applied Sciences in Khasab as a facade for the project. The project involves a commercial district, a cultural centre, a religious centre and approximately 500 housing units.


The Al Majd neighbourhood project in Sohar is located near Sohar Port. It involves a large number of residential apartments, and 25 per cent has been earmarked to foreign ownership.


Al Azm neighbourhood project in Rustaq is considered a residential scheme envisioned to alleviate population density in the area. Eligible citizens are required to construct their houses within one year of owning the land.
