The Greater Muscat Structure Plan (GMSP) is ready and will be implemented zone-wise once approved by the Council of Ministers.

Speaking to the Observer on the sidelines of the Oman Real Estate Conference, Ahmed al Dughaishi of GMSP said that the project will be implemented in phases and the first one will be largely based on reviving areas such as Ruwi CBD, Ghala Business District, Burj al Sahwa, and Seeb Souq area.

He said that Ruwi CBD will get a special focus as it will be the last stop for the Muscat Metro line, beginning from the Sultan Haitham City in Mabela, and passing through the upcoming Al Khuwair Downtown.

Al Dughaishi, who is involved with the project, said that the first phase of the project will focus on giving fresh life to places like the CBD in Ruwi, which now looks deserted with people moving to new urban areas of Mabela and Al Amerat over the last 15 to 20 years.

“What we are seeing now is that people go to the Ruwi CBD area for work or business in the morning. After that, the area is bereft of any activity post-office hours,” he said.

The Ruwi CBD area, including the Clock Tower, will get a complete facelift with the development of a boulevard, green area, walking and bicycle tracks and other activities, besides making use of the wadi that passes through the area.

The Central Business District in Ruwi was a sort of financial hub of the country but its status has been changing since the emergence of new business hub closer to the airport.
